Building Contract Signed
On the afternoon of the 27/03/08, I got the SMS from Cambodia I had been waiting for. It read The contract is signed now. The builder will start bring tools and dig well tomorrow. We have all the plan now in our hands. Channa
The contract reads in part ....
The Builder will implement the construction and finish it in within 200 days after the agreement signed date between both parties.
The total amount of the payment of the construction that Party A (Heartland) agreed with Party B (The Builder) is $139,108.78. (U.S. dollars)
The electrical facilities are not included in here but it’s about US$ 2,000 on top.
Party A agrees to do the percentage payment of the total amount in 6 stages as follow to Party B:
Stage 1: PAID IN FULL
US$ 13,000.00 will be paid when the builder’s materials and Tools are firstly started on the construction land.
Stage 2: PAID IN FULL
US$ 39,000.00 will be paid when the construction finished in 30% (that will be the completely finish of the foundation stage: foundation posts, ground floor beams and cementing the ground floor).
Stage 3: PAID IN FULL
US$ 39,000.00 will be paid when work finish in 60% (That will be the finishing of: the room walls, the whole building wall, mezzanine floor, upper beams, upper deck floor).
Stage 4: PAID IN FULL
US$ 26,000.00 will be paid when the building finish in 95% (That will be the finishing of: tiling the floor, roof, ceiling, painting, doors, windows, electricity lines inside the building, plumbing).
Stage 5: PAID IN FULL
US$ 6,500.00 will be paid when the building is completely finished and hand it over to the Party A.
Stage 6: the last US$ 15,608.78 will be paid when the 6 month period of the perfect quality guarantee is expired.
This is the biggest faith venture I have ever been involved with. Our goal is to build debt free and move into the building by the end of October. To date we have raised the finances to meet the payments due at the end of Stage 1 and 2 and are now focused on Stage 3. I know this sounds like a huge task but it is not so big when you break it into bite size pieces. It is only ... 100 x $1,000 or 200 x $500 or 1000 x $100 and they can be tax deductable donations.
